Terms of Service

Last updated: March 6, 2026

1. Acceptance of Terms

By accessing and using FloodCert.org ("Service"), operated by South River Mortgage, you agree to be bound by these Terms of Service. If you do not agree, please do not use the Service.

2. Service Description

FloodCert.org provides automated flood zone determination certificates using data sourced from FEMA's National Flood Hazard Layer (NFHL) and related federal databases. Certificates are generated on the NFIP Standard Flood Hazard Determination Form (086-0-32).

3. User Accounts

You are responsible for maintaining the confidentiality of your account credentials. You agree to provide accurate information during registration and to keep your account information current.

4. Payments and Refunds

All payments are processed securely through our payment partners. Certificate purchases are non-refundable once the certificate has been generated. Prepaid credits do not expire. Pricing is subject to change with notice.

5. Accuracy and Limitations

While we strive for accuracy, flood zone determinations are based on the most current FEMA data available at the time of generation. FEMA flood maps are updated periodically, and determinations reflect data at the time of issuance. FloodCert.org is not liable for losses arising from reliance on certificates if underlying FEMA data changes after issuance.

6. Intellectual Property

All content, software, and materials on FloodCert.org are the property of South River Mortgage or its licensors. You may not reproduce, distribute, or create derivative works without written permission.

7. Prohibited Use

You agree not to: (a) use the Service for unlawful purposes; (b) attempt to gain unauthorized access to any part of the Service; (c) interfere with or disrupt the Service; (d) use automated tools to scrape or harvest data from the Service without authorization.

8. Limitation of Liability

To the maximum extent permitted by law, FloodCert.org and South River Mortgage shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service.

9. Changes to Terms

We reserve the right to modify these Terms at any time. Material changes will be communicated via the Service or email. Continued use after changes constitutes acceptance.
